This enables us to prepare a strategic plan that includes a timetable for each step in your space-procurement process.

Through our commercial real estate database, combined with our ongoing market research, we can identify all available space potentially suitable to your needs. We then visit and assess each qualified property personally, resulting in our preparation of a "short list" of three or four properties for your inspection; thus, your valuable time is spent reviewing only those properties pre-determined to meet your specific requirements.

To help you compare properties objectively, we furnish each potential landlord with an RFP to secure specific information concerning lease term, effective rental rate, escalation clauses, usable versus rentable space, HVAC operation, security, parking and any other areas of importance to you. We then help you compare and analyze the responses and provide any other counsel you request to help you make your selection.

When lease negotiations begin, we go to work for you so that nothing is taken for granted. The most critical issues are beyond the basics of rent and term. We cover all of them - escalation, allowances, expansion, non-disturbance, renewal, assignment, subletting and a host of others - so there will be no surprises later. Once you move into your new space, you want your landlord to be on your side. That's why we're advocates - not antagonists - as we professionally negotiate the terms of your lease.
